Acquisition + Plan

Once a property is under contract, Kris walks the home and builds the renovation scope. You see the full build plan + timeline + cost before closing.

Renovation + Design

Kris runs the build. Reba runs design, furnishing, and brand. Weekly progress reports. You stay hands-off.

Launch + Photography

Professional photography, listing setup on Airbnb + VRBO + Direct, pricing strategy, guest experience details (welcome books, scent systems, amenities).

Do I have to find the property myself?

Either works. We can help source candidates with strong STR fundamentals (comp set, AirDNA data, regulatory check), or run scope on a property you've already got under contract. We'll walk through both options on the call.

What does the program cost?

Every project is custom-scoped. Renovation cost varies by property; design + launch + setup is built into the proposal you'll see before any commitment. We share full numbers on the discovery call — no hidden line items.

How long does the whole thing take?

Typical timeline: loan closing ~4–5 weeks · renovation 8–12 weeks (with Kris's crew) · design + launch readiness 4–6 weeks. Start-to-guests is usually 4–5 months, though every project varies based on scope and any overlap between phases.

Can I manage it myself after launch instead of NSH?

Yes. NSH is the default if you want true passive ownership, but you can self-manage if you'd rather run it yourself.
